The Rooster

The Rooster is a low-density retreat on the west coast of Antiparos, where a small collection of private houses sits spread across open land above Livadia Beach, prioritising space, privacy and a slower pace of stay.

The experience begins with distance — not just from other hotels, but from any sense of built-up surroundings. Houses are positioned far enough apart that you rarely see other guests, with paths cutting quietly through the landscape from hillside down towards the beach. There’s no central hub in the traditional sense; instead, the property unfolds gradually, with movement shaped by the land rather than by defined zones.

The restaurant, gardens and wellness spaces are integrated into this wider setting rather than set apart from it, so nothing feels concentrated or busy. You move between your house, the sea and shared areas at your own pace, with the layout encouraging time spent outdoors rather than moving between facilities.

Staying

The accommodation is made up of private houses rather than rooms, each with its own pool, outdoor space and a strong sense of separation from neighbouring units. Interiors move away from typical Cycladic minimalism, bringing in more texture and individuality through materials and furnishings, while still keeping a restrained, natural feel.

Outdoor living is the main focus, with shaded terraces, open-air showers and uninterrupted views forming the core of each stay. The absence of televisions reinforces the idea that time is meant to be spent outside, with the house acting as a base rather than the centre of the experience.

There is one main restaurant and one bar, both centred around a farm-to-table approach. The restaurant works with ingredients grown on the property’s own farm, shaping a seasonal menu rooted in Greek flavours, with a clear emphasis on simplicity and produce rather than complexity.

The bar and dining spaces remain open and informal, shifting from daytime meals to quieter evening settings, often outdoors. Rather than multiple venues, the experience is focused and consistent, in keeping with the overall pace of the hotel.

Experience

Days are unstructured by design. Time moves between the house, the beach and the wider grounds, with yoga sessions, walks and time in nature forming the main rhythm rather than organised activity. The setting encourages you to slow down, with very little pressure to leave or follow a schedule.

Wellness

Wellness is centred around holistic treatments and a more natural approach, with therapies delivered by a small, specialised team. Yoga, mindful practices and the surrounding environment all play a role, making wellbeing part of the overall stay rather than a separate facility.
