The adults only area has its own identity within the wider beachfront estate. Low rise bungalows sit among mature Mediterranean planting, with palms, lawns and water shaping the view between them, while the lagoon pool winds through the centre and gives the whole enclave a relaxed, almost garden retreat atmosphere.

There is a lovely openness to the setting. Terraces face the water and gardens, pathways lead through the grounds towards the beach, and the bungalow layout keeps everything on a human scale. There are just two Junior Suite styles, both located within the adults only bungalow area and designed with clean contemporary interiors, generous proportions and a strong connection to the surrounding gardens and water.

Junior Suites on the Ground Floor are the standout choice for guests who want the pool to become part of the room experience, opening directly towards the lagoon and placing the water immediately beyond the terrace. It creates an easy rhythm to the day, with a morning swim or an afternoon beside the pool only a few steps away.

First Floor Junior Suites offer a different perspective, with their elevated position looking across the lagoon, palms and landscaped grounds. Both categories share the same modern, understated character, allowing the outdoor setting to provide much of the atmosphere.

Dining

Máina Gastro Restaurant gives the adults only experience its own culinary focus, serving à la carte Mediterranean cooking in an attractive waterside setting. The restaurant feels naturally connected to the bungalow enclave, making dinner part of the atmosphere rather than simply somewhere to eat at the end of the day.

The accompanying lounge bar carries that mood through the afternoon and into the evening with cocktails, drinks and lighter dishes. Tables spill towards the outdoor spaces, creating an easy place to linger after a day by the pool or return to for a drink as the temperature begins to fall.

Guests also have access to the wider dining choices at Caravia Beach, so there is plenty of variety when wanted while Máina and the adults only lounge provide a more intimate setting close to the suites.

Experience

The lagoon pool is the centrepiece of the adults only enclave, running between the bungalows and landscaped gardens rather than sitting apart as a conventional hotel pool. Loungers and terraces follow the water, creating different pockets in which to settle throughout the day and giving the area a particularly relaxed character.

Beyond the gardens lies the Blue Flag beach at Marmari, a broad stretch of sand running along Kos’ north coast. Moving between the lagoon pool and the Aegean is effortless, and it is this combination of a private adults only base and a genuine beachfront setting that gives the bungalows much of their appeal.

The wider estate also opens up tennis, cycling, water sports and other activities when the mood takes you, while the adults only area provides a more peaceful setting for the rest of the day.

Wellness

Anassa Spa Wellness Center adds a dedicated place to slow the pace further, with massage and body treatments, sauna and relaxation facilities complemented by fitness and beauty therapies. It works particularly well alongside the bungalow experience, offering a more cocooned interlude before returning to the gardens, lagoon pool and beach.
